THE PROPERTY:  Kern Land, Inc. is offering for sale 840 acres of excellent, open grassland located approximately 25 miles north of Fort Sumner, New Mexico.  The 840 acres was partitioned from a larger parcel that had been in the same family for several generations.  It is well located on a good county road that leaves US Highway 84 approximately 15 miles north of Fort Sumner and runs 10 miles north to the property.  From the south boundary, the county road runs north for nearly 1 mile through the west side of the 840 acres.

TERRAIN & VEGETATION:  The property is very gently rolling, strong grass country with an excellent turf of blue grama, black grama, side oates grama and buffalograss.  Cholla cactus and mesquite are both scattered on the property, but not in heavy concentrations of either.  Distant mesas can be seen in nearly every direction from the property.  

A small wet-weather creek called Arroyo Potrillo runs through the northwest corner of the property for approximately ¼ mile.  Large sandstone boulders line the sides of the creek creating a picturesque little canyon.  Sandstone rock along the bottom of the creek create pools of water after significant rains.  

Elevations on the 840 acres vary from 4,620’ to 4700’.  Pronghorn antelope live on and around the property. 

HIGHEST AND BEST USE:  The 840 acres is presently being leased for cattle grazing on a month to month basis in conjunction with a larger parcel lying to the west.  The property has a few dirt tanks that hold water during the summer months most years, but it presently does not have a water-well located on it. 

The north, east and south sides of the property are fenced with barbed wire, however, approximately 2 miles of the west property line are not fenced as it joins up with adjoining property being operated by the same lessee that operates the 840 acres.

With the west boundary fenced and a permanent well established on it, the 840 acres should be a wonderful place to run a few cows or horses for a family or individual that wants the advantages of country living.  The 840 acres is located approximately 25 miles from both Fort Sumner and Santa Rosa, New Mexico, and would be a great weekend, ranch property for folks living in either area.  

MINERALS:  The Sellers do not know the extent of their mineral ownership under the subject property, however, they are offering the Buyer ½ of any mineral interest they own, in and under the ranch.

TAXES:  Guadalupe County real estate taxes for 2011, for the 840 acres was $56.10.
