HIGHEST AND BEST USE:
The 840 acres is presently being leased for cattle grazing on a
month to month basis in conjunction with a larger parcel lying to the
west. The property has a few
dirt tanks that hold water during the summer months most years, but it
presently does not have a water-well located on it.
The
north, east and south sides of the property are fenced with barbed wire,
however, approximately 2 miles of the west property line are not fenced as
it joins up with adjoining property being operated by the same lessee that
operates the 840 acres.
With
the west boundary fenced and a permanent well established on it, the 840
acres should be a wonderful place to run a few cows or horses for a family

The 840 acres is located approximately 25 miles from both Fort
