Ainsworth Ranch

THE PROPERTY:  The Ainsworth Ranch is an excellent cattle operation in eastern New Mexico located in southern Roosevelt County, 37 miles due south of Portales, just outside of the small village of Milnesand.  The ranch is accessed from New Mexico State Highway 206, which fronts the property for 1 ½ miles along its eastern boundary.  The Ainsworth Ranch is made up of the following lands:

TERRAIN & VEGETATION:  The topography of the Ainsworth Ranch is predominately level/open country sloping very gently to the south.  Soils are rich and deep and appear to be mostly a red, sandy loam with some calcareous type soils along the south end.  The ranch grows a tremendous variety of forage grasses; including blue grama and black grama, sand dropseed, sideoats grama, sacaton and little bluestem.  Yucca, sand sage and shinnery oak can be found in light concentrations around the ranch. 

Average annual precipitation for the area is 15” to 16”, with most falling in the summer months.  This general area enjoys approximately 200 frost-free days each year.  Average elevation on the Ainsworth Ranch is approximately 4,200’.

CARRYING CAPACITY: The Ainsworth Ranch has been home to cows and calves for many years, and the ranch is presently stocked with approximately 230 cross bred cows, after culling some older and/or open cows last fall.  With normal rainfall the ranch can accommodate up to 250 head year-round.  A yearling operator should plan on running 600 to 650 yearlings from early April to mid-October most years.  Historically, over-wintering costs are low in this area of eastern New Mexico, with most ranchers supplementing their livestock with range cubes without feeding hay.

WATER:  The water on the Ainsworth Ranch is shallow and good tasting.  A strong, electric submersible well located in the central portion of the ranch provides water to 5 livestock drinkers and 1 large storage tank.  This system was constructed by the current owner using thick walled 2” and 1¼” poly-pipe with shut-off valves at each drinker.   Five windmills with large drinkers at each one compliment the water pipeline system on the Ainsworth Ranch.  A submersible well at the headquarters provides water to the houses, corrals and adjacent traps.  According to the owner, well depths are all less than 200’ and all the windmills have been reworked with new pipe, sucker rods, checks and cylinders in recent years. 

HEADQUARTERS & IMPROVEMENTS:   The main home, which has approximately 2,000 square feet of heated living area, is a 3-BR, 2-BA brick home with a new metal roof and attached 2-car garage.  This home appears to be in good condition but a new owner might want to do some updating and minor renovating.  A small 2-BR, 1-BA employee house, in good repair, is located a polite distance from the main residence. 

The shipping/branding corrals are well designed and maintained.  They are constructed of 2⅜” metal pipe and oilfield sucker rod.  A 10,000-pound set of livestock scales and semi-truck loadout allow timely weigh ups and delivery of cattle.  A large metal shop with electricity and concrete floor provide an area for repairs and projects.  An older, wooden shed row barn and a 3-bin overhead cake storage unit are located beside the cattle working pens.

The ranch is fenced into 5 pastures and 2 traps, and the fences are in fair condition, mostly 4- and 5-strand barbed wire on both steel and wood posts.

OILFIELD & MINERALS:  The deeded acres belonging to the ranch owner will be conveyed, surface only, upon a sale of the ranch due to prior reservations of the minerals.  There are 5 active oilfield locations on the ranch.

WILDLIFE:  Pronghorn antelope, mule deer, blue quail and dove live on and around the ranch.

TAXES & FEES:  Real estate taxes for the Ainsworth Ranch last year were $826.51. The state grazing lease fee was $1,215.87.

PRICE:  $2,000,000
