THE PROPERTY:  The Allen Horse Ranch is a highly improved rural horse operation situated on 160 acres in Harding County, New Mexico .  It would make a great retirement property since it is located only 5 minutes away from Logan , just off of State Highway 39 and approximately 6 miles from the best year-round fishing found in New Mexico at Ute Lake .

TERRAIN & VEGETATION:  The Allen Horse Ranch may be characterized as open, fairly level short grass country.  Principal forage grasses include blue and sideoats grama, sand dropseed, and little bluestem.  Sand sagebrush is found across the ranch.

Average annual precipitation for the area of the Allen Horse Ranch is about 16”, with most falling in the summer months.  The area generally enjoys approximately 180 frost-free days each year, the elevation is around 4,000’.

OWNER'S HOME:  The home on the Allen Horse Ranch is a very nice, and well- maintained brick home with a metal, Pro Panel roof. This split level home is approximately 3,800 square feet and features 3 bedrooms, 3 bathrooms, a large open kitchen and dining area, spacious living room with a fireplace insert, great room, upstairs loft, and a south-facing sun and exercise room with a large hot tub.  The owners have planted several fruit bearing trees adjacent to the house, including peach, plum, apple and pear trees. 

OTHER IMPROVEMENTS:  Directly behind the house is a detached, insulated 3-car garage with a cement floor, a 30’ x 30’ equipment storage shed, and a 30’ x 18’ storage shed.  Adjacent to these buildings is a workshop that is approximately 720 square feet. This shop has a cement floor, is insulated, has heating/air conditioning, and a ½ bath.

The horse pens are constructed of cedar wood posts attached to a metal frame forming a picket fence corral.  These pens have 3 metal loafing sheds for horses.  A three-sided, 28’ x 24’ hay barn is located next to the horse pens; and a 14’ x 32’ Morgan steel building serves as the saddle house and extra storage.  Two side-by-side tool sheds, measuring 16’ x 12’ respectively, are located adjacent to the Morgan building.

The property is completely fenced around the perimeter and is cross fenced into one large pasture and one trap.  Fences are mainly 5-strand barbed wire on steel T-posts, and they appear to be in good condition.

WATER:  Water is provided to the house and horse pens from one good submersible well located just behind the owner’s house.  According to the owner, this well is approximately 160’ deep.  Additional water could be developed by a new owner for both livestock and for the small orchard located just east of the house.

CARRYING CAPACITY:  The Allen Horse Ranch would support around 10 head of horses year-round with minimal supplemental feeding.  A new owner might consider using the ranch to breed a small, registered herd of cattle to produce show quality steers and heifers.

MINERALS:  Any owned, appurtenant to the subject property, will be conveyed without warranty as to quantity of minerals being conveyed.

WILDLIFE:  Dove and blue quail can be found on the ranch most years.  Antelope and mule deer live in the area and can be seen on occasion passing through the ranch. 

TAXES & FEES:  According to the Harding County Treasurer, real estate taxes for last year were $497.16. 

PRICE:  $425,000 $395,000
