Antelope Ridge Ranch

THE PROPERTY:  The Antelope Ridge Ranch at 92 sections is a large cow/calf operation by just about anyone’s standard.  The ranch contains soils that vary from hard clay to deep sand growing an incredible variety of grasses and browses for livestock.  Improvements on the ranch seem just right without being overdone for a large cattle operation.   The Antelope Ridge Ranch is located approximately 40 miles southwest of Hobbs and 20 miles southwest of Eunice on paved highway in Lea County, New Mexico, and is made up of the following lands:

TERRAIN & VEGETATION:  Rolling hills with shallow draws is a broad-brush description of the terrain of the ranch.  The hills are generally the sandier areas which grow several bluestem and grama grass varieties.  Draws and flats on the ranch contain mainly blue and black grama, tobosa and sacaton.  Shinnery oak grows in some sandy soils on the ranch and provides browse for cows certain times of the year.  Chamiza, an excellent winter browse, is clustered in pockets in western areas of the ranch.  Elevations on the ranch range from 3400’ to 3700’, and it lies in a 13” annual precipitation belt.  The ranch enjoys approximately 200 frost free days most years.

THE CATTLE OPERATION:  With its long growing season and tremendous variety of forage grasses and forbs, the Antelope Ridge Ranch is a great location for a large, year round cow and calf operation.  Livestock water from 9 submersible wells is piped into 5 large steel storage tanks that supply water to 48 livestock drinkers disbursed around the ranch.  Livestock water is placed within a mile or two of most areas of the ranch. 

The ranch is divided into 16 pastures and 3 traps and is probably best operated with several scattered cow herds that each have separate summer and winter ranges or pastures.   A conservative stocking rate for the ranch most years would be 750 pairs plus bulls.

A new, very large set of pipe corrals containing sorting ally, working ally and squeeze chute and 2 round pens is located in about the center of the ranch, 200 yards off of pavement.   A nearly new 5,000-square foot metal shop/barn joins the main corrals.  This shop/barn has concrete floors and is insulated and has 220 volt power throughout.  

Another large set of metal pens in good condition is used for working cattle in the western pastures of the ranch.  A small set of metal pens sits beside the highway on the eastern side of the ranch.  The cattle handling facilities on the Antelope Ridge Ranch are solidly built to handle large numbers of cows and calves. 

A large portion of the boundary fencing on the ranch has been replaced with the help of neighbors in the last 5 years.  Most of this new fence is 5 strands of barbed wire on steel T-posts; however, the new fence along the northern ranch boundary has alternating cedar posts and T-posts with 2 cedar stays in between.  For the most part, partition fences are in good condition, with 4 and 5 strands of barbed wire on cedar posts.

ADDITIONAL IMPROVEMENTS:  A small, but very nice 2-bedroom, 1-bathroom hunting lodge is located near the barn and main corrals.  The lodge features central heat/air, a Jen Air range and a covered patio with a large steel outdoor cooker.  The foreman’s home is a large double wide situated ½ mile away from the headquarters.

OIL FIELD OPERATIONS:  The Antelope Ridge Ranch like much of Lea County has oil and gas operations in place.  The 25,000 deeded acres belonging to the ranch owner will be conveyed, surface only, upon a sale of the ranch due to prior reservations of the minerals under that acreage.  The ranch owner has benefited from water and caliche sales to oil companies as well as surface damage and easement payments.  Oil field related payments to the ranch over the last 10 years have averaged over $180,000 annually; however, in recent years these payments have been going up.  There are areas on the ranch with little or no oil field activity and other areas where oil field activity is fairly concentrated.  Cattle on the ranch seem used to the intrusion and tend to ignore the activity.  Some of the livestock drinkers and feeders are actually set on active well and tank battery pads in some of the sandier areas of the ranch. 

WILDLIFE:  The Antelope Ridge Ranch has a very large population of blue or scaled quail.  Mule deer are scattered throughout the ranch; and pronghorn antelope live in the more open, flatter country.

TAXES & FEES:  Lea County real estate taxes for last year were $704.73.  The current State Grazing Lease fee is $.60 per acre for a total of $17,036.13 on 28,319.06 acres.  The current BLM allotment fee is 2,057.40.

PRICE:  $4,700,000

BROKER’S COMMENTS:  We have buyers tell us on a regular basis that they would be interested in a particular ranch property if it just produced a little more income.  Well, here is a good cow ranch that has a proven track record of producing significant extra income each year.  The Antelope Ridge Ranch has good improvements in place and ready to facilitate a large cattle enterprise.  So many large lease ranches in southeastern New Mexico have just a few deeded acres to go with a huge percentage of state and BLM lease acres – the Antelope Ridge Ranch is 42% deeded; however, the animal unit cost is right there with the poorly improved 90%+ BLM lease ranches.  Come take a look at this big cow outfit and see if you don’t agree with us that it is the best buy in a good cow ranch in southeastern New Mexico.
