THE PROPERTY:  The Borica Canyon Ranch is a beautiful cattle ranch located along the west bank of the Pecos River about halfway between Fort Sumner and Santa Rosa New Mexico.  Borica Draw turns into a deep, beautiful canyon as it meanders through the ranch on its way to the Pecos River.  The ranch is accessed by a Guadalupe County road that dead-ends at the gate that goes into the ranch.  It is made up of the following lands:

TERRAIN & VEGETATION: The western 40% of the Borica Canyon Ranch is flat to gently rolling grama grass country that slopes gradually toward the Pecos River to the east.  The remainder of the ranch is made up of three picturesque canyons that deepen as they approach the Pecos River.  The canyon country is somewhat rugged, but ranch roads along the flats and ridges above the canyons make access good.  Juniper, pinon pine, oak brush and saquista grow on the canyon rims and bottoms providing perfect habitat for the many mule deer in the area.

Principal forage grasses on the ranch include blue grama, sideoats grama, buffalograss, vine mesquite grass and tabosa.  Mesquite, yucca and cholla cactus are found in various concentrations throughout the ranch, as well.  The Borica Canyon Ranch is in a 13” to 14” average annual precipitation belt.

CARRYING CAPACITY:  The Borica Canyon Ranch should run a cow/calf pair year round on 50 to 55 acres, which would indicate a stocking rate of 185 to 200 animal units most years.  Yearling cattle will need 18 to 20 acres per head, which indicates a stocking rate of 510 to 565 yearling cattle for the 6-month summer season most years. 

LIVESTOCK WATER:  The livestock watering system on the Borica Canyon Ranch has just been upgraded by replacing 3 windmills with new solar pumps that flow into new fiberglass drinkers.  In addition, there is 1 windmill still on the ranch, along with 2 wells equipped with submersible pumps powered by generators.  Electricity is being brought into the ranch, and one of submersible pumps should have electrical power in the near future.  The stock wells on the Borica Canyon Ranch vary in depth from 140’ to 280’ and most are strong producers.  There are 3 very large, steel storage tanks strategically located on the ranch.  

In addition to the wells, there are several dirt tanks that catch water during the rainy season.  The canyons contain a few wet-weather springs that provide additional stock water most years.  The Pecos River flows through the east side of the ranch for approximately 1 mile, however, livestock is fenced off of the river to prevent stock from straying up or down the river.  

IMPROVEMENTS:  The Borica Canyon Ranch is divided into 7 pastures and 1 trap.  Most of the fences are good 4- and 5- strand barbed wire on steel T posts, with some net wire on cedar posts.  There is no residence on the Borica Canyon Ranch, but the ranch is blessed with many gorgeous sites, should a new owner want to build a home.  A new owner may want to build a set of working/shipping pens with access to the county road and electricity, in the open country on the west side of the ranch.

WILDLIFE:  Mule deer live in and along the canyon lands of the Borica Canyon Ranch; and pronghorn antelope range throughout the open, west side of the ranch.
