THE PROPERTY:  The Bradley Creek Ranch is a beautiful, yet productive little cattle operation located in the Quay Valley, 23 miles southwest of Tucumcari, New Mexico.  The ranch has been home to cows and calves in recent years, but a yearling operator would appreciate its proximity to the cattle feeding areas of the Texas Panhandle.  It is accessed off of NM State Highway 209 via Quay Road 43.  The Bradley Creek Ranch is made up of the following lands. An adjoining 2,500 acres, owned by the seller, is available for lease to the purchaser of the Bradly Creek Ranch.

TERRAIN & VEGETATION:  The north end of the Bradley Creek Ranch is gently rolling, tight-turfed country made up predominately of grama grass and tabosa flats with some mesquite and cholla cactus, characteristic of much of the Quay Valley.  Principal forage grasses include blue and sideoats grama, buffalograss, sacaton and tobosa.  Rolling, grass-covered hills make up the central portion of the ranch.  The south end of the ranch is sandier with some juniper, pińon pine and oak brush cover.  The southern border of the property is the rugged caprock escarpment that forms the boundary between the Llano Estacado, or “Staked Plains,” and the Quay Valley. 

HIGHEST AND BEST USE:  The Bradley Creek Ranch has been a cow/calf operation for generations and should run from 80 to 90 pairs most years.  A yearling operator should be able to run 230 to 250 yearlings most years during the growing season.   The ranch offers a buyer additional enjoyment as a recreational property with opportunities for hiking, horseback riding, ATV outings and photography.  Tall mesas with names like Saddleback, Circle S and Mesa Redonda surround the Bradley Creek Ranch, and give it the feel of a western movie set.

LIVESTOCK WATERINGS:  A shallow, but weak submersible well with a steel storage tank and drinker is located just off the county road on the north end of the ranch.  Southeast of that well approximately ˝ mile is a stronger solar submersible well that supplies water to a large steel storage tank and rubber-tired drinker.  Bradley Creek, a wet weather creek, runs down the west side of the ranch and empties into 2 very large, deep dirt tanks.  Another solar submersible well with a steel storage tank and drinker waters cattle in the southeast corner of the ranch near the corrals. 

IMPROVEMENTS:  A small set of new pipe corrals is located in the southeast corner of the ranch. Perimeter fences appear to be in fair to excellent condition and are mostly 4- and 5-strand barbed wire on steel and wooden posts.

WILDLIFE:   Mule deer live along the caprock country of the Bradley Creek Ranch, while antelope and coveys of blue quail are scattered throughout the more open, northern areas of the property.

MINERALS & WIND ENERGY INCOME:  The owners will not reserve any mineral interest they own, if any, in the property; nor will they reserve the right to any future income from wind energy production on the ranch.      

ADDITIONAL OPPORTUNITY: There are approximately 2,300 acres joining the Bradley Creek Ranch that belong to the same owners.  The purchaser of the Bradley Creek Ranch will have the first opportunity to lease this acreage for grazing at a very favorable lease rate for several years.  In addition, it may be possible for the purchaser of the Bradley Creek Ranch to purchase the additional acreage, in a simultaneous closing with the Bradley Creek Ranch, or at some point in the future.

TAXES & FEES:  According to the Quay County Treasurer, real estate taxes for last year were approximately $300.  The state grazing lease, which runs annually from October 1 to September 30, costs $430 for the current year.

PRICE:  REDUCED TO $965,000!
