TERRAIN & VEGETATION:  Topography on the Cañon Sabinoso Ranch is extraordinary!  Most of the ranch is rough, yet beautiful mesa country with deep rugged canyons cutting around and through the ranch.  These mesas rise over 1,300’ above the Canadian River that meanders along the easterly boundary of the ranch.  Juniper, mesquite and cholla cactus are found along the canyon bottoms.  Juniper, pinion pine, oak brush, and saquista grow along the canyon walls.  The ranch provides great habitat for the abundant wildlife that lives there. 

Average annual precipitation for the area of the Cañon Sabinoso Ranch is 14”, with most falling in the summer months.  The area enjoys approximately 170 frost-free days each year.  Elevations on the Cañon Sabinoso Ranch range from approximately 4,500’ along the Canadian River to 5,880’ on the mesas’ tops along the west boundary.  The Canadian River runs most of the year depending largely on the winter snow pack in the Sangre De Cristo Mountains that lie 60 to 80 miles northwest of the ranch. 

HIGHEST & BEST USE:  The Cañon Sabinoso Ranch captures the vision of what most people believe the “Old West” to be.  The rugged beauty and landscape of the ranch will offer a new owner many enjoyable days of exploration, either by horseback, ATV or hiking.  Photography enthusiasts will relish the western scenery and the panoramic views on and around the ranch.

WILDLIFE:  Mule deer, elk and aoudad sheep live in and along the mesa and canyon country of the Cañon Sabinoso Ranch.  The present owners have never hunted the ranch. 

MINERALS:  The owners will convey all of their mineral interest appurtenant to the subject property, without warranty as to the quantity of mineral acres being conveyed. 

TAXES & FEES:  According to the San Miguel County Treasurer, real estate taxes for last year were $394.14.  The BLM lease this year is $345.60.

PRICE:  $932,400
