THE PROPERTY: The Cañon Cañada Ranch is a beautiful 840 acre recreational/retirement ranch property in northeast New Mexico, located 9 miles south of the little cowtown of Roy.  Most of the property is situated on top of the Canadian River Escarpment that looks down on lower tablelands with prominent landmarks with names like Kicking Foot Mesa and Apache Point.  The ranch is accessed from a well-maintained county road that turns into a private, recorded easement for approximately 1.5 miles into the ranch.

TERRAIN & VEGATATION:  Incredible sandstone formations create a rimrock boundary in the northwest corner of the Cañon Cañada Ranch.  The canyon walls appear to be too steep for livestock to traverse, but there is a labyrinth of  good hiking trails throughout this area of the ranch.  These sandstone formations create hidden caves as well as rock pedestals and overhangs.  Many ponderosa pine trees grow in this craggy area, and they seem to grow straight out of the rock.    Views from this area looking west to the floor of La Cinta Canyon, some 1,000’ below, are spectacular.  The boundaries of the Cañon Cañada Ranch reach down from the mesa and nearly touch the aptly named Kicking Foot Mesa just above the valley floor. 

The balance of the ranch boundaries are fenced on top of the mesa; however, some of the southern boundary is beyond the fence and becomes a part of the Canadian Escarpment wall, which drops several hundred feet from the top of the ranch.  Apache Point and Bell Mountain, which is located on the famous Bell Ranch, are easily seen from the rim on the south end of the ranch.  Much of the Cañon Cañada Ranch is covered in piñon pine and juniper trees; however, approximately 200 acres of land was cleared of trees many years ago, creating a productive grass meadow for livestock and wildlife.  Elevations on this beautiful property range from approximately 5200’ on the south boundary to 5773’ on its tallest hill.  Average rainfall for the area is 14” to 16” annually.

There is a water well located on the Cañon Cañada Ranch producing a constant flow of approximately 1 GPM.  This well is approximately 100’ deep, and around 60’ of water stands in the casing.  It is presently equipped with an underpowered 12-Volt solar system.  It could possibly produce more water from a stronger solar set-up.  Water from the well has a slight mineral taste.

LIVESTOCK:  The Cañon Cañada Ranch, though primarily a recreational or retirement ranch property, should work well as a small cattle or horse operation.  The present owner has run cows on the ranch over the last few years at a stocking rate of 1 cow to 45 to 50 acres.  The ranch provides good grazing most years, and it has plenty of winter cover for a year round operation.     

MINERALS:  The owner is not reserving any of his mineral interest in the ranch.

TAXES:  Harding County real estate taxes for last year were $29.72.

PRICE:   $320,000
