LIVESTOCK & WATER:  Cedar Hills Ranch would make a wonderful small horse ranch or purebred cattle operation.  A weekend rancher could run approximately 30 cows year around or 85 yearlings during the growing season.  There is a submersible pump providing water to two livestock drinkers, and there are several dirt tanks on the ranch that provide additional water sources.

OTHER IMPROVEMENTS: Cedar Hills Ranch is completely fenced except for one mile of fence that the Seller will build upon closing.  Electricity runs down along the entire west boundary and also along the south boundary for about ½ mile.  Cedar Hills Ranch offers numerous potential home sites.

WILDLIFE: Mule deer and antelope are found on the ranch, and elk occasionally come through the area.
