THE PROPERTY: The Cimarron Cutoff Ranch is a quality cattle operation located 20 miles northwest of Clayton , New Mexico , in Union County .  The ranch is named after the Cimarron Cutoff of the Santa Fe Trail , which runs through a portion of the ranch.  It lies immediately southeast of the village of Grenville.  The ranch fronts US Highway 87 that runs from Clayton to Raton and has county road frontage on two sides.  The Cimarron Cutoff Ranch is made up of the following lands:

TERRAIN & VEGETATION:  The Cimarron Cutoff Ranch is situated in some of the strongest grass country in the United States .  The predominate forage grass is blue grama along with buffalograss, sideoats grama, and western wheatgrass.  Western wheatgrass is a cool season grass that greens up in April, while grama grasses and buffalograss usually don’t green up until mid to late May.  These grasses are high in protein and put outstanding gains on yearlings or calves most years. 

Unlike most of northeast New Mexico, the Cimarron Cutoff Ranch contains a significant amount of sandy loam soils.  These soils will grow more forage with less moisture than clay or clay loam soils, which dominate most of the area.  The topography is gently undulating and ranges in elevation from 5,850’ on the far west side down to 5,592’ on the southeast end.  The ranch is in a 16” average annual precipitation area.

CARRYING CAPACITY:  Most ranchers in the area of the Cimarron Cutoff Ranch allow a cow 32 to 35 acres annually, while 400- to 450-pound yearlings run on 12 to 13 acres during the growing season.  Based on these numbers, the Cimarron Cutoff Ranch should run 135 to 150 cows year-round or 375 to 400 yearlings during the growing season.  A rancher running cows in Northeast New Mexico should plan on having a couple of weeks’ worth of hay available to his cows during the winter months.  He won’t feed it up most years, but occasionally he will feed all of his hay and need to buy more. 

LIVESTOCK WATERINGS:  Domestic and livestock water on the Cimarron Cutoff Ranch is supplied from three submersible wells, four windmills, and numerous dirt tanks and ponds.   The wells vary in depth from 40’ to 200’, and are scattered well throughout the ranch. 

WILDLIFE:  Pronghorn antelope and mule deer live in the area.  The owner has not commercially hunted the ranch in recent years, but a new owner should receive 2 buck antelope permits most years, if applied for.

IMPROVEMENTS:  The headquarters for the Cimarron Cutoff Ranch is located ½ mile north of US Highway 87.  The home is an older, wood frame with a tan stucco exterior and a metal roof and appears to be in good condition.  It has three bedrooms, one bathroom, a living room and dining room, utility room, and kitchen.  A semi-finished second floor could accommodate additional house guests or may be used as extra storage.  A large, corrugated tin building serves as a shop, with room for vehicle storage.  The corrals are mostly metal pipe and permanently installed metal panels.  The corrals are sturdy and well planned, and there is a good set of pitless livestock scales in the main corrals.   A large, three-sided shed containing an enclosed tack room is attached to the corrals.  The headquarters is in an attractive location. 

There is a set of wooden branding pens on the east side of the ranch.  Fences are 5-strand barbed wire on cedar and steel posts and appear to be in a good state of repair. 

MINERALS:  The owner will convey its entire mineral interest in and under the Cimarron Cutoff Ranch to the purchaser without warranty as to the quantity of mineral acres being conveyed. 

TAXES & FEES:  According to the Union County Treasurer, real estate taxes for last year were $728.08.  The state lease, which runs annually from October 1 to September 30, was $1,200.50 for the current year.
