Crooked Creek Ranch

THE PROPERTY:  The Crooked Creek Ranch is a 25,000-acre cattle operation in the eastern foothills of the Guadalupe Mountains approximately 25 miles southwest of the little ranching community of Hope, New Mexico.  The terrain on the ranch varies from gently rolling hills with shallow draws on the east side to deep canyons and high hills through the center and along its western boundary.  Crooked Creek Ranch has a good headquarters with a nice home and excellent pens.  The ranch is permitted for 585 Animal Units, and the owner is running cows and calves on most of the ranch.   The Crooked Creek Ranch is made up of the following lands:

5,310 US Forest Service allotment acres
25,713 Total acres, more or less

THE OPERATION:  The Crooked Creek Ranch is a 40-section, year-round, cow/calf operation that has been stocked with 400 to 500 pairs in recent years, with the owner over-wintering some calves most years.  The ranch has a tremendous variety of grasses and browse, but the forage mainstay is high-protein blue grama grass which grows throughout the ranch.  This beautiful ranch is made up mostly of rocky hills, with fertile draws and creek bottoms between the hills.  It lies in a 14” to 16” average annual precipitation belt, and the area enjoys an average annual growing season of 200 days.  Elevations on the Crooked Creek Ranch range from approximately 4900’ on the lower east side to 6100’ on the western boundary. 

The Crooked Creek Ranch is divided into 14 pastures and 4 traps, with roads through most of the pastures.  The western portion of the ranch, which is mostly forest service acreage, is rougher country with access from two roads coming from the east up Crooked Canyon and Sargent Canyon, respectively.  Much of this area of the ranch is best seen from the back of a horse or an ATV.  Nearly all of the livestock water on the ranch can be checked from ranch roads.

LIVESTOCK WATER:  The Crooked Creek Ranch is watered from 4 wells, numerous dirt tanks and a couple of springs.  Underground water in the area is deep, but the owner indicates his wells are good and take care of the needs of the stock.  Two of the deeper wells have pump jacks powered by generator.  One shallower well has a submersible pump powered by a generator, and the house well is a submersible on electricity at the headquarters.

Over 23 miles of pipeline distributes water from the wells into numerous storage tanks which service livestock drinkers along the line.  Drinkers are mostly fiberglass or steel rims in concrete with aprons.  There are several very large steel storage tanks on the pipeline system, as well as numerous 3,000-gallon enclosed synthetic storage tanks.  In early 2010, the owner of the Crooked Creek Ranch will be tying most of the water system into a backup source of water from a strong well located on the west side of the ranch.  

IMPROVEMENTS:  A comfortable 4-bedroom, 2-bath home is located at the ranch headquarters, along with a large metal shop with concrete floor, a large set of pipe corrals with sorting alley, squeeze chute, a saddle house and a roping arena.  Small catch-pens, used for doctoring cattle or loading them in a trailer, are strategically located around the ranch.  Boundary fences on the Crooked Creek Ranch are mostly net wire, with 2 barbed wires above on steel or cedar posts.  Partition fences appear to be mostly barbed wire on steel T-posts or cedar posts.  Some of the partition fencing was built in recent years. 

WILDLIFE & HUNTING:  Mule deer can be found throughout the ranch and Barbary or Aoudad Sheep live in the steeper hills on the west side.  Public hunting on the Crooked Creek Ranch has been greatly reduced since mule deer hunting on public lands became strictly regulated a few years ago through a license-draw system that limits the number of hunters.  The owner is able to produce extra income on the ranch by selling hunts on his deeded portion of the property.

MINERAL RIGHTS AND WIND ENERGY INCOME:  The owner will convey any mineral rights he owns under his deeded land to a buyer, but will reserve ˝ of any future income derived from wind energy on his deeded land.

TAXES AND FEES:  Chaves County real estate taxes last year were $381.69.  The fee for the Crooked Creek BLM allotment was $5,934.60, the Forest allotment fee was $1,134, and the state grazing lease rental was $3,043.51.
