Cross 5 Ranch

THE PROPERTY:  The Cross 5 Ranch is gorgeous recreational ranch property along the Pecos River and just west of the Santa Rosa Lake and Dam in Guadalupe County, New Mexico.  The Cross 5 Ranch is made up of 2,227 deeded acres that provide beautiful views from nearly any location on the property.  The main access to the ranch is from State Highway 91, which runs north from the city of Santa Rosa to Santa Rosa Lake State Park and across the Santa Rosa Dam to the west side of the Pecos River canyon.   

“LAY OF THE LAND”:  From an elevation of just over 5,000’ along its western boundary, the Cross 5 Ranch gently slopes to the east for nearly 2 miles, as the elevation drops to less than 4500’ along the ranch’s southeastern boundary on the Pecos River.  Views are spectacular from the higher, open areas on the west side of the ranch, looking east toward Santa Rosa Lake and the canyon formed by the Pecos River as it winds like a snake above the lake.   A deep arroyo, lined on both sides with huge sandstone rock walls, runs from west to east as it descends into the Pecos River below Santa Rosa Dam.  There are several sandstone rock faces along canyon walls in other parts of the property as well, and many of these contain very unusual sandstone formations with shallow depressions in the rock, known as “Indian Wells”, because they produce small pools of water a fter rains or snows. 

Starting a few hundred yards below the dam, the southeast boundary of Cross 5 Ranch meanders in a southerly direction along the centerline of the Pecos River for approximately one mile.  This is a deep and beautiful canyon made by the Pecos River’s run to the south.  It can be accessed by hiking from the west rim of the canyon down to the to the river’s edge; which is lined with grassy bottoms and cottonwood trees.  Deep holes of water along the river in this area of the Cross 5 Ranch usually contain large mouth bass and catfish.  

The higher, plateau portion of the Cross 5 Ranch that sits above the lake and the river contains moderate stands of juniper and pińon pine with an abundance of oak brush scattered throughout. Oak brush provides food and shelter for mule deer and other wildlife.  In addition to mule deer and wild turkey, the owner has seen elk, black bear and mountain lion on the ranch over the years. 

LIVESTOCK OPERATION:  The owner is currently leasing the grazing on the Cross 5 Ranch to a neighbor, who runs approximately 40 cows on the ranch.  A windmill that is approximately 320’ deep, feeds water to a large steel storage tank and livestock drinker in the center of the ranch.  From the storage tank a pipeline runs northeasterly for approximately 1 mile to a second livestock drinker.  A submersible well that is approximately 230’ deep and powered by a diesel generator supplies water to another large, steel storage tank in the southwest corner of the ranch.  Water from this storage tank gravity feeds by pipeline to a drinker approximately ˝ mile to the north and to another drinker over ˝ mile to the east.

IMPROVEMENTS:   A small set of wood and wire corrals and a 20’ X 20’ metal shop building with a concrete floor are located in a grassy park near the windmill.  Located in a secluded spot just south of the windmill is a 31’-Airstream travel trailer that the owner stays in when he is at the ranch.  This trailer will stay with the ranch when it sells, as will a 1971 Caterpillar motor grader that the owner has used for working the roads on the ranch.  There is no electrical or phone service to the ranch at this time, so the owner uses a solar panel to provide electricity to the travel trailer.

NEIGHBORS TO THE EAST:   The US Army Corps of Engineers administers the Santa Rosa Lake and Dam, as well as that portion of the Pecos River along the north side of the Cross 5 Ranch.  The Corps maintains a local administrative office on the west of Santa Rosa Dam approximately 200 yards east of the entrance gate to the Cross 5 Ranch.  The Corps allows the owner access across the dam to the Cross 5 Ranch, except in case of a national emergency.

TAXES:  Guadalupe County real estate taxes for the ranch last year were $128.

PRICE:  $1,569,000

BROKER’S COMMENTS:  The Cross 5 Ranch has got to appeal to the recreation ranch buyer who is looking for a beautifully rugged piece of New Mexico.  Santa Rosa Lake and the Pecos River border much of the ranch, providing beautiful views from the property, as well as recreational opportunities along riparian areas not found in most of the state.  If you want to run a few cows and tramp around on a gorgeous chunk of the Southwest, you need to see the Cross 5 Ranch.
