THE PROPERTY:  This 460.48-acre dry land farm is located in east central New Mexico in Curry County, approximately 13 miles northwest of the community of Melrose.  457.60 acres of the farm has been enrolled in the USDA Conservation Reserve Program since 1987.  The present CRP contract is for $30 per acre per year, with a total annual payment of $13,728.  This contract is subject to expiration September 30, 2010, unless the USDA renews or extends the contract prior to expiration. 

The farm lies just 1 mile off of a paved, state highway and is accessed by a county-maintained dirt road that runs along the east side of the property.   Electrical service is within .8 of a mile of the southeast corner of the farm.  The property is not fenced, and there are no active water wells on the property.  It lies in a 15” to 16” average precipitation area and enjoys a 6-month growing season most years.

HIGHEST AND BEST USE:  In the event the CRP contract on this farm is not renewed or extended, the property could be utilized as a livestock grazing operation.  At the beginning of the CRP program, the farm was planted in weeping lovegrass to prevent erosion; and this lovegrass could be grazed or used as a cover crop to introduce higher protein, native grasses over time.  A new owner running livestock would need to drill a water well to water livestock and put up either an electric fence or permanent barbed wire fencing around the perimeter of the property. 

This Curry County farm might be broken out and farmed again, as well.  The farm appears to have a sandy to sandy loam soil throughout, with elevations ranging from approximately 4607’ to 4640’; and it slopes gently from the southeast to the northwest.  Dry land farms in the area are generally planted in winter wheat, which can be grazed or harvested.

The property might also appeal to someone wanting to retire to country living while still having good access to shopping.  The small city of Clovis, New Mexico, (population 35,000) is approximately 40 minutes driving time from the farm.  The southeastern area of the farm is somewhat elevated, providing expansive views of farms and prairie land lying to the north.  Pronghorn antelope and mule deer live in the area around the farm.

MINERALS AND WIND ENERGY INCOME:  The seller will convey to the buyer any mineral rights he owns under the property and all rights to income from wind energy generation from this property.

TAXES:   Curry County real estate taxes for the farm in 2009, totaled $66.15.

PRICE:  $145,000
