THE PROPERTY:  The French Ranch is an excellent property for the cattle operator who wants to enhance his production capabilities by utilizing adjoining farmland.  The French Ranch includes over 2,000 acres of dry land farm that provided good winter wheat pasture for yearlings this year and should provide the owner with a good paycheck after wheat harvest.  The ranch fronts New Mexico State Highway 114 for 4 miles starting 2 miles east of Elida , New Mexico .  It also has frontage along US Highway 70 approximately 20 miles southwest of Portales.  The French Ranch is made up of the following lands:

LAY OF THE LAND:  The French Ranch is predominately level to gently rolling with playa lakes scattered throughout.  Soils are rich and deep and appear to be mostly a red, sandy loam.  Predominate grass species include blue grama, black grama, hairy grama, sand dropseed, and several bluestem varieties.  Low concentrations of mesquite, sand sage, and yucca are scattered throughout; however, most of the ranch has a solid mix of the grass species mentioned earlier.  The ranch is located in a 16” average rainfall area with a wonderful climate that includes mild winters. Elevations across the ranch range from 4400’ to­­­­­ 4500’.

FARMLAND:  The French Ranch offers a cattleman the flexibility to grow supplemental forage crops on very productive dry land farm ground.  The farmland was broken out in 2000; therefore, the soils are very fertile and not depleted of natural nutrients.  In 2006 the owner received a USDA farm payment for wheat and grain sorghum of $11,377.00 on 1,706.40 acres.  Approximately 483 additional acres are in the farm program and could be eligible for a payment once a basis has been established. 

Most operators of the French Ranch would plant either winter wheat and/or milo to supplement the native grass on the ranch.  By doing this the native grass could be rested for a period of time while cows or yearlings graze the crops.  Some years a rancher could cut a good grain crop and still have extra grazing for cows or yearlings.

CARRYING CAPACITY:  The French Ranch offers a new owner the ability to run, just on the native grass, 170 to 190 cows year round or 450 to 500 yearlings during the growing season most years.  This stocking rate may be increased by grazing the crops grown on the farmland.  Historically, over-wintering costs are negligible in this area of east central New Mexico , with most ranchers supplementing their livestock with range cubes without feeding hay.

LIVESTOCK WATERINGS:  The water on the French Ranch is shallow and good tasting.  A strong submersible well located at the headquarters provides water to the home and to 7 livestock drinkers via underground pipeline.  Additional water is supplied from 3 windmills.  Several pits have been dug in playa-lake bottoms scattered around the ranch, and these hold water for much of the year most years.  

WILDLIFE:  Pronghorn antelope and blue quail live on the ranch.  The ranch received 3 buck antelope permits for the 2007 season.

IMPROVEMENTS:   The headquarters for the French Ranch is located approximately 1 mile north of State Highway 114.  The home is an older, wood frame structure in fair condition.  It would make a good residence for a foreman or a hand with some updating and renovation.  Adjacent to the home is a large corral system made of metal pipe and steel cable containing livestock scales and a 3-bin cake storage unit.  The headquarters has electricity and telephone service.   

There are two additional sets of branding/catch pens located on the east side and near the center of the ranch.  Fences are mainly 5-strand barbed wire on cedar or steel posts and appear to be in good condition.  The ranch is divided into 9 pastures and traps.

MINERALS:  The owner believes that he does not own any minerals under the ranch.

TAXES & FEES:  According to the Roosevelt County Treasurer, real estate taxes for the ranch have been approximately $900 in recent years. 

PRICE:  $2,550,000

BROKER'S COMMENTS:  Most ranchers would like the advantage of having some farm land close by for extra grazing, but they don’t want to farm.  The French Ranch includes excellent farm ground with an outstanding custom farmer next door who has been farming in the area all of his life. In addition, it is a very well-turfed, solid grass ranch in a relatively high rainfall area for New Mexico , where larger ranches seldom come on the market.  When opportunity knocks, you need to be prepared to answer; and the French Ranch is just that opportunity.
