Jenkins Ranch

THE PROPERTY:  The Jenkins Ranch is a productive cow-calf operation located in the picturesque Seneca Valley just 12 miles northeast of Clayton , New Mexico .  The ranch’s western boundary is along New Mexico State Highway 406 that runs from US Highway 56 to the old community of Seneca.  The Jenkins Ranch is made up of the following lands:

TERRAIN AND VEGETATION:  The western and central portions of the Jenkins Ranch are fairly level to slightly undulating with sandy loam soils supporting numerous grass species including blue grama, big blue stem, and sand dropseed.  These sandy soils grow more forage with less moisture than the tighter clay-type soils that dominate most of the area.  Seneca Creek meanders through the ranch for several miles.  This watershed is a wet weather creek and an intermittent source of livestock water.  Most of the ranch is in a valley along both sides of the creek.  This valley is rimmed with mesas formed by volcanic action thousands of years ago.  The Rabbit Ear Mountains , a prominent landmark on the Santa Fe Trail , can be seen a short distance to the west of the Jenkins Ranch.  The average elevation on the ranch is approximately 4,825’, and it is in a 16” average annual precipitation area.

For several decades the use of 320 acres of the Jenkins Ranch has been traded to a neighbor for the use of 440 acres of the neighbor’s land.  This exchange of use has been under a written agreement that is due to expire October 31, 2009 .  The land owned by the Jenkins Ranch and presently operated by the neighbor contains just over 100 acres that is irrigated farmland along with a shallow irrigation well.  The 440 acres of the neighbor’s land being operated by the Jenkins Ranch is all native grass.  Upon expiration of the land use agreement in 2009, the neighbors could resume the operation of their respective deeded lands or perhaps agree to an equitable exchange of ownership of lands being used. 

CARRYING CAPACITY:   Historically this ranch has been operated as a year-round cow-calf ranch, but would work equally well with yearlings during the growing season.  The Jenkins ranch has been running in excess of 150 cows for many years, but it should run at least 350 yearlings most years if converted to a seasonal yearling operation. 

LIVESTOCK WATERINGS:  Water on the Jenkins Ranch is good tasting and plentiful.  Livestock water is supplied from 7 windmills and 3 submersible wells.  All the wells have large drinkers with overflow ponds as storage.

WILDLIFE:   Pronghorn antelope and mule deer live in and around the Jenkins Ranch.  The current owner has not hunted the property in recent years; however, a new owner could apply for antelope permits with the New Mexico Department of Game and Fish and might receive several permits. 

IMPROVEMENTS:  Located at the Headquarters is an older ranch house that has been partially remodeled but needs additional work.  The house appears to be tight, and the roof in good repair.  Adjacent to the house is a well-built metal hay barn and a shop/saddle house with a concrete floor and electricity.  A large, 3-bin feed storage unit will stay with the ranch.  Fences vary in condition from poor to excellent with repair and some replacement needed. 

MINERALS:  The owner believes that she does not own any minerals under the ranch.

TAXES & FEES: According to the Union County Treasurer, real estate taxes for last year were $2,018.11. The state lease, which runs annually from October 1 to September 30, was $709.26; and the Kiowa Grassland lease for this year is $756.24.

PRICE:  $1,250,000
