THE PROPERTY:  The Maverick Canyon Ranch is a beautiful, yet productive, 100% deeded, 4,500-acre ranch, located approximately 35 miles north of Clayton, New Mexico in the mesa country south of the Dry Cimarron River.  Many well known, old west characters roamed through this area over a century ago when the land was wilder than it is today. The ranch has been used in recent years to graze cows and calves as well as yearlings, yet it offers a new owner significant recreational potential as well.  It is accessed off of an all-weather, county-maintained road.

TERRAIN & VEGETATION:  The western approximate one-half of the Maverick Canyon Ranch is gently rolling grama grass country characteristic of much of northeast New Mexico.  Forage grasses such as blue grama, sideoats grama and buffalograss make this area extremely productive for cattle grazing.  Several scenic draws and canyons meander through the eastern half of the ranch.  A finger of Road Canyon, a deep canyon that feeds into the Dry Cimarron River, runs east for 2 miles through the central part of the ranch.  The sides of the canyon contain sandstone rock formations that form pools for the water that moves down the canyon in the wetter part of the year.  Juniper, piñon pine and oak brush provide excellent habitat for deer and elk, as well as good winter protection for livestock, in this rougher part of the ranch.  Large cottonwood trees along the bottoms of the canyon provide excellent roosting areas for the many wild turkeys in the area.   

Average annual precipitation for the area is 15 to 16 inches, with most falling in the summer months.  Summers are mild in the area with temperatures dipping into the 50’s or 60’s at night, even during the warmest part of the season.  The area enjoys approximately 180 frost-free days most years.  The average elevation is approximately 5,200’.

HIGHEST & BEST USE:  The Maverick Canyon Ranch has been used for cattle production for many years; and it has historically run 125 cows year round, but it would also work for 300 to 325 yearlings during the growing season most years.  The ranch offers a buyer an additional source of enjoyment as a recreational ranch with opportunities for hunting, hiking, horseback riding and photography. 

LIVESTOCK WATERINGS:  Five windmills with livestock drinkers at each provide water to both cattle and wildlife.  An electric submersible well supplies water to an additional five drinkers and a large storage tank.  Livestock water is plentiful and well dispersed throughout the Maverick Canyon Ranch.

IMPROVEMENTS:  The ranch headquarters is located in the central portion of the property at the head of the canyon.  The improvements consist of an older, 2-BR, stucco home, bunkhouse, rock barn and a small set of cattle corrals.  The headquarters has electricity and phone service, and a submersible well provides water to the houses and corrals.  Perimeter fences on the Maverick Canyon Ranch are in good to excellent condition, with a large portion having been rebuilt in the last few years.  Interior fences appear to be in fair condition.  Fences on the ranch are mostly 5-strand barbed wire on steel or wood posts.  The ranch is fenced into 5 pastures and 2 traps.

WILDLIFE:  Antelope are common on the open country; and mule deer, elk, turkey, and the occasional bear frequent the more protected, canyon country.

MINERALS:  The owners will convey one-half of their mineral interest in and under the Maverick Canyon Ranch to the purchaser without warranty as to the quantity of mineral acres being conveyed. 

TAXES & FEES:  According to the Union County Treasurer, real estate taxes for last year were $453.42. 

PRICE: $2,092,500
