THE PROPERTY:  The Melrose CRP Farm in Curry County, New Mexico, is made up of 477.4 deeded acres, more or less, with 393.3 acres in the USDA Conservation Reserve Program through September 30, 2017.   The CRP payment is $40.46 per acre per year for a total CRP payment of $15,913 annually, providing a purchaser an annual return on investment of more than 6%, based on the listed price of $250,000.  

The farm is located approximately 4 miles east of Melrose and 17 miles west of Clovis, New Mexico.  Clovis is the second largest community in eastern New Mexico with a population of approximately 35,000 people.  The farm is adjacent to State Highway 224 and is approximately ¼ mile north of US Highway 60.    

The terrain of the farm is flat with very little variation.  The topsoil throughout the farm appears to be sandy loam in nature, which is an excellent soil for the semi-arid, eastern New Mexico region.  The CRP portion of the farm has an excellent cover of good forage grasses.

Approximately 80 acres in the northwest corner of the farm has a solid stand of good native grasses, including blue and sideoats grama.  This native grass, which is not in the CRP Program, is stocked with a few cows and calves.  A submersible water well that the owner believes is approximately 100’ feet deep is located in the northwest corner of the native grass parcel.  This well is served by electricity and equipped with a 1-HP submersible pump which supplies water to a large, steel livestock drinker. 

The 80 acres of native grass would be an excellent area for a new owner to build a home.  It is located adjacent to a lightly traveled, paved state highway; and it already has electricity and a water well. 

MINERALS AND WIND ENERGY INCOME:  The seller will convey any mineral rights owned under the property without warranty and all rights to income from wind energy generation.

WILDLIFE:  Mule deer and blue quail live on and around the farm.

TAXES:   Curry County real estate taxes for the farm last year were $14.58.

PRICE:  $250,000
