THE
PROPERTY: The
Mosquero Canyon Ranch is a little cow/calf operation with tremendous
recreational opportunities, located in beautiful canyon country just 2
miles south of the small ranching community of Mosquero, New Mexico.
The ranch is in Harding County and lies adjacent to the northeast
border of the famous Bell Ranch. The
ranch is easily accessed from a county road named Mosquero Canyon Road,
which runs south out of Mosquero. Besides
cattle, the Mosquero Canyon Ranch is home to pronghorn antelope, mule
deer, elk, bear, mountain lion and wild turkey.
It is made up of the following lands:
| 1,768.46 |
Deeded
acres, more or less |
| 920.08 |
State
lease acres |
| 2,688.54 |
Total
acres, more or less |
TERRAIN & VEGETATION: The
Mosquero Canyon Ranch is located on the edge of a high mesa that turns
quickly from grassland prairie to tree-covered draws and deep canyons as
one goes from west to east on the ranch.
Mosquero Creek, a wet weather creek, is the northeast boundary of
the ranch for approximately one mile.
Cattle can get down to the bottom of the creek from the Mosquero
Canyon Ranch side. They stay
on the ranch because they cannot climb out due to the sandstone rock walls
on the northeast side of Mosquero Creek.
Many of the canyons and creeks on the ranch have beautiful
sandstone walls and rock formations along them.
Ponderosa
pine, pinon pine, red cedar and juniper grow along the mesas and in the
canyons of the
Mosquero
Canyon Ranch. The west side
of the ranch is open grassland where blue grama, sideoats grama and
buffalograss are the main forage species.
Western wheatgrass, a cool season grass, grows in canyons and draws
all over the ranch. Oak
brush, a mainstay for deer and elk, is found throughout the canyons and on
mesa tops. Elevations drop
from 5,500’ on the west boundary to approximately 4,800’ on the east
side of the ranch. The
Mosquero Canyon Ranch lies in a 16” average annual precipitation belt.
CATTLE OPERATION: The
Mosquero Canyon Ranch should run 55 to 65 cows and calves most
years. The owner has divided
the ranch into 2 separate grazing areas (divisions), and he rotates the
livestock between them. The
north division contains most of the open grassland on the ranch, and there
are several smaller pastures and traps close to a set of pipe corrals in
the north division. These
corrals contain several pens, a large water lot, a Priefert squeeze chute
and a trailer load out. The
south division has some open mesa tops and several canyons that have good
feed and provide excellent winter protection for the cattle.
LIVESTOCK
WATER: There
are 2 solar-submersible wells in the north division of the Mosquero Canyon
Ranch. One of the wells pumps
directly into a large fiberglass, enclosed storage located on a high hill.
From there the water gravity
flows through a new pipeline system to one livestock drinker in the south
division and 3 livestock drinkers in the north division.
Most of the ranch is watered from live springs and dirt tanks
located in the draws and canyons. The
dirt tanks are large and deep and hold water year-round most years.
Many of these springs and tanks are depicted on the ranch map you
may access by clicking below this write-up.
IMPROVEMENTS:
The Mosquero Canyon Ranch is divided into 2 large pastures and 4
smaller
pastures (traps) around the corrals.
Nearly all of the partition fences on the ranch are newly
constructed and built in the last 24 months.
Most of the new fences have cedar posts that were cut on the ranch,
and the balance have new T-posts. There
is no electrical service on the ranch; however, the town of Mosquero,
which has service, is less than 2 miles from the northern boundary of the
ranch.
TAXES & FEES:
Real estate taxes for the ranch this year total $113.82.
The state grazing lease fee for October 1, 2009, to September 30,
2010, is $653.30.
PRICE: $745,000
