Ojitos Draw Ranch

THE PROPERTY:  The Ojitos Draw Ranch is a pretty little cattle operation located in gently rolling, short grass country 10 miles east of Roy, New Mexico.  The ranch is approximately 8 miles off of pavement down a good county road.  The old headquarters is located in a picturesque setting surrounded by trees along the bottom of Ojitos Draw, a wide, well-turfed draw that runs from west to east through the ranch.  The ranch is made up of the following lands:  

1,704  Deeded acres, more or less
640 State Lease acres
2,344 Total acres, more or less

TERRAIN & VEGETATION:  The Ojitos Draw Ranch has an excellent turf of strong plains grasses made up mostly of blue grama and buffalograss.  Western wheat grass, a cool season species found on the ranch, usually greens up in April, while grama grasses and buffalograss normally start growing in late May or early June.  Grass rains for the area usually begin in late June and run into September.  Average annual precipitation for the area is 15” to 16”.  The Ojitos Draw Ranch is very open with little or no brush throughout.

Three shallow drainages or creeks run east to west through the ranch, starting with Ojitos Draw on the south, Le Douz Creek in the middle and Tequesquite Creek on the north.  The creeks provide livestock water in the wetter months, as well as protection for cattle during the winter.  Elevations on the ranch range from 5,500’ to 5,560’. 

LIVESTOCK OPERATION:  The Ojitos Draw Ranch is divided into 6 pastures and a trap, with pastures ranging in size from 298 acres to 655 acres.  The pastures are set up for a rotation system that maximizes forage production without overusing any one area.  The ranch is presently 2 years into a 5-year NRCS program that provides approximately $16,000 annually to the ranch for beneficial grazing and management practices.  Requirements for qualifying for the program are not difficult and most buyers would probably want to continue it.

The owner has been running 50 to 60 cow/calf pairs, year round, on the Ojitos Draw Ranch in recent years; however the ranch should work very well as a summer yearling operation as well.  In a normal year the ranch should run 150 to 170 yearlings from May to October putting on 250 to 300 pounds per animal in 5 to 5 ½ months.  

Livestock on the ranch water from 2 shallow wells; one is a solar submersible and the other a submersible with electric power to it.  The ranch would benefit from installing a pipeline that would run water 1 mile north from the electric submersible well into the two north pastures.  Several dirt tanks provide livestock water for part of the year most years.  

IMPROVEMENTS:  A small, but interesting old ranch house sits in the bottom of Ojitos Draw just off of a county road on the east side of the ranch.  It has thick stone walls finished with stucco on the outside, and grooved lath walls on the interior.  The house is uninhabitable, but the owner has dried it in to preserve it in case a buyer might want to restore it. 

A small set of pipe corrals is located about ¼-mile off of a county road, on the south end of the ranch.  Boundary fences are excellent to new in condition over most of the ranch.  The balance of the boundary fence is old and will need to be replaced in the near future.  Most of the partition fences are new with 4 strands of barbed wire on cedar posts.

WILDLIFE:  Pronghorn Antelope live on the ranch and mule deer are found in canyons and draws in the area and occasionally on the ranch. 

MINERALS:  The owner of the Ojitos Draw Ranch is uncertain of their mineral ownership in the ranch, but will not reserve any minerals upon sale. 

TAXES & FEES:  Harding County real estate taxes for the ranch last year were $185.55.  The state lease rental fee for last year was $415.  

PRICE: $579,500
