THE PROPERTY:  Kern Land, Inc. is very proud to offer the outstanding cattle operaton known as the Quatro Ranch in DeBaca County, New Mexcio.  It is located 5 miles southwest of the best ranching community in the state, Fort Sumner.  New Mexico State Highway 20 borders the ranch for 8 miles and forms the east boundary of the ranch.  For the last 20 years the Quatro Ranch has been under the ownership and care of one of the best “stewards of the land” it has been our privilege to know.  From the day that the Quatro Ranch became his, the owner has systematically controlled brush and improved the ranch.  He has built corrals, fences and roads, as well as a spacious and beautiful ranch style home with a beautiful heated pool. The Quatro Ranch is ready made for the rancher who wants one of the top cow outfits in the state of New Mexico.  The ranch consists of the following lands:

LAY OF THE LAND”:  The Quatro Ranch has an excellent mix of two good soil types.  The northern half of the ranch is flat to gently rolling sandy loam-country, which grows a wide variety and a large volume of forage grasses.  The southern portion of the ranch is made up of tighter, clay soils that grow higher protein varieties of grass, but with a lower volume of forage.  The combination of soil types and forage grasses is perfect for maximum beef production in eastern New Mexico.  The owner of the Quatro Ranch has grubbed or sprayed mesquite throughout the ranch, making it nearly completely brush free.

Most of the southern portion of the Quatro Ranch slopes south and drains toward Yeso Creek, which flows for approximately 4 miles through the ranch.  The creek slowly runs or trickles along for much of the year but quits running most years during the summer months when it forms into large pools.  Yeso Creek provides an abundance of water for livestock and wildlife in an area that has so little live water. 

Elevations on the Quatro Ranch range from 4,000 feet in the southeast corner to just under 4,400 feet in the northwest corner of the ranch.  The ranch is in an area that averages approximately 14 inches of precipitation annually.  The growing season is long with approximately 200 frost-free days for the area. 

CATTLE OPERATION:  The Quatro Ranch was running approximately 500 mother cows when the present owner bought the ranch 20 years ago.  Since he bought the ranch, the owner has substantially increased forage production through aggressive brush control; however, he has maintained the herd at approximately 500 cows over the years.  Consequently, the ranch usually has an abundance of grass throughout, and the owner has not had to reduce his numbers in dry years.  The cows are mostly black angus that consistently wean calves weighing from 600 to 700 pounds.  Conception rates usually run in the 93% to 95% range. 

LIVESTOCK WATER;  The Quatro Ranch is very well watered from 9 windmills and 2 submersible wells.  Livestock drinkers throughout the ranch are large diameter, steel rimmed with concrete bottoms and aprons.  There are 16 drinkers scattered around the ranch and several more at the headquarters corrals.  Yeso Creek runs through the southern portion of the ranch and provides year round water to parts of 2 large pastures and the bull trap, which is located across State Highway 20 from the rest of the ranch.  Several good dirt tanks that hold water year round most years are also located in the southernmost pastures.    

THE HEADQUARTERS COMPOUND:  A very attractive, western-style headquarters for the Quatro Ranch is located less than a mile west off of State Highway 20.  There are 4 living quarters, an expansive set of shipping corrals, and a large shop/barn located in the headquarters compound.  This entire area is surrounded by an attractive 4-rail, pipe fence.  The fence and the entire corral system are painted a light red color. 

The owner’s home is a beautiful, southwest ranch-style home with a flagstone rock exterior and surrounding fence made of the same material.  The home is one level and contains approximately 3,000 square feet of heated area.  Flooring throughout the house is beautiful Spanish tile. The centerpiece of the home is the great room with its huge picture window that faces east.  An office and 3 bedrooms surround the great room as do the dining room and large kitchen.  The home has 3 bathrooms, a large mudroom, kitchen pantry, and utility room.  A large covered patio is located just off of the kitchen and a lovely heated swimming pool is situated beside the home.  The metal Pro Panel roof on this home is an attractive red color that matches the pipe fence and corrals. The owner’s home is approximately 16 years old.

The foreman’s residence is a nice 3-bedroom, frame and stucco home located a respectful distance north of the owner’s home.  A 2-car garage with small living quarters, is located south of the owner’s home, and a 2-bedroom home for a ranch hand is located near the corrals.  These 3 homes appear to be well maintained, and each has a metal pro panel roof.  A metal, 49’ X 96’ Quonset building with a partial concrete floor is used as a shop and a barn for feed storage.    

The corrals at the headquarters enable a rancher to perform any task necessary for handling or marketing livestock.  These corrals are constructed of drill stem pipe and heavy bull wire.  They contain a long sorting alley that feeds into several large pens, a 20,000-pound set of Fairbanks-Morse scales, a crowding alley with a new hydraulic squeeze chute, a palpation cage, a sturdy truck load out, large water lots, roping arena, several horse stalls, and a tack room.

OTHER IMPROVEMENTS;   A 3-bin, overhead feed storage unit is located near the headquarters compound.  In addition to the main corrals at the headquarters, there is a good set of pipe pens that are used to brand calves on the south half of the ranch.  Another set of holding/branding pens is lies north of the headquarters compound where 4 pastures come together near a well.  A bull trap located across Highway 20 from the main pastures contains a set of steel corrals.  Partition and boundary fences are mostly 5-strand barbed wire on cedar posts and steel T posts and appear to be in good to excellent condition.

WILDLIFE:  Pronghorn antelope and mule deer live throughout the Quatro Ranch.  The owner has been receiving 6 antelope permits in recent years, and Blue quail are in abundance on the ranch.

MINERALS:  The owner will not be reserving any minerals he owns in or under the ranch.

TAXES:  DeBaca County real estate taxes for the Quatro Ranch in recent years has been approximately $3,000.
