THE
PROPERTY:
The Río Pecos Ranch is an extremely productive cattle operation
located on both sides of the Pecos River, about 15 miles south of Fort
Sumner, New Mexico. The river
meanders diagonally through the ranch for approximately 8 miles, with ½
of the ranch lying northwest of the river and ½ of the ranch lying
southeast. In recent years
the owner has built excellent livestock handling facilities on the ranch,
and he has done aggressive mesquite and salt cedar control to improve the
carrying capacity and ease of operation of the property.
The ranch is accessed by a De Baca County road that dead-ends at
the entrance gate to the ranch. The

TERRAIN
& VEGETATION:
The Río Pecos Ranch slopes gently toward the Pecos River from
both
sides. The southeastern half
of the ranch is characterized as slightly undulating, with upland range
sites containing an abundance of forage grasses including blue and
sideoats grama, little bluestem, sand dropseed and New Mexico feather
grass. The northwestern half
of the Río Pecos Ranch is made up mostly of sandy loam soils that produce
large volumes of strong forage grasses, including blue and black grama,
buffalograss, mesquite muhly, vine mesquite grass, and sand dropseed.
Much of the bottomland along the Pecos River is sub-irrigated and
grows thick stands of sacaton grass.
Sacaton grass greens up earlier than most forage grasses on the
ranch, providing a tremendous volume of feed for cows and calves coming
out of the winter.
The
owner has done extensive mesquite spraying and grubbing on the ranch for
several years and has killed and removed much of the salt cedar along the
Pecos River. The ranch has a
long growing season with an average of 200 frost-free days annually and
receives an average of 14” to 15” of rainfall most years.
LIVESTOCK
OPERATION:
Two factors make the Río Pecos Ranch one the best cattle
operations we have seen in eastern New Mexico.
The first factor is the progressive management practices in
evidence throughout the ranch. The
second factor is the tremendous advantages derived from the Pecos River
running for 8 miles through the middle of the
ranch. The river provides dependable, year-round livestock water;
and the grassy bottoms along the river add significant drought tolerance
to the operation. After a dry
winter in 2008, the owner gave the 300+ pairs he runs on the ranch access
to the grassy river bottoms in early spring, and they faired very well
into the summer when he scattered the cattle after the grass rains began.
The owner states that for the last 5 years, the steer calves coming
off of the cows in the fall have averaged over 680#’s gross weight.
LIVESTOCK
WATERINGS:
Cattle, in pastures east of the Pecos River, water from the
river or from 2 large dirt tanks that hold water year-round most years.
Cattle west of the river water from a submersible well that pumps
into two 22,000-gallon, covered steel storage tanks that supply water to 6
livestock drinkers. The
submersible well is approximately 150’ deep and is powered by a diesel
generator. There is no
electricity on the ranch; however; electric lines come within a mile of
the northern ranch boundary.
IMPROVEMENTS:
A large, well-designed set of pipe branding/shipping corrals
is located on high ground west of the Pecos River.
These corrals contain several large pens off of a sorting ally that
feeds into a working ally and squeeze chute.
In the corrals is a set of pit-less livestock scales, a truck and a
trailer load-out and a water lot. An
overhead cake storage unit is due west of these improvements and will stay
with the ranch. In several pastures the owner has built small sets of
cedar-picket pens for holding several head of cattle to be doctored or
loaded into a stock trailer. Most
of the boundary fences are net wire on cedar posts or 5-strand barbed wire
on steel, T-posts. Most of
the partition fences were replaced recently with 4- and 5-strand barbed
wire on T-posts. The boundary fences vary from older, in fair to good
condition, to nearly new in excellent condition.
WILDLIFE:
Mule deer live in and along the river country of the Río Pecos
Ranch, and pronghorn antelope can be seen in the open areas of the ranch.
Coveys of blue quail and dove are scattered throughout the
property, as well.
WILDLIFE:
Any mineral interest owned by the seller, appurtenant to the
subject property, will be conveyed without warranty as to quantity of
minerals being conveyed.
TAXES
& FEES:
According
to the De Baca County Treasurer, real estate taxes for last year were
$723.55. The state lease fee
from October 1 to September 30, was $2,076.22.
