San Ignacio Ranch

THE PROPERTY:  The San Ignacio Ranch is a beautiful little recreational ranch property located 13 miles west of Santa Rosa, New Mexico and 2 miles south of Interstate Highway 40.  The ranch is made up of 1093.93 deeded acres covered mostly with juniper and pinion pine trees.  A large valley running northeast to southwest through the middle of the ranch is bordered by 300’-mesas on each side.  The beautiful mesa country around the San Ignacio Ranch gives the property a lonely and secluded feel, however; I-40 is only a couple of miles away with a good road from there into and through the ranch.  The old ghost-town of San Ignacio lies just south of the ranch and can be accessed through the ranch.  An historic Catholic church is still maintained in San Ignacio and is used for services on an occasional basis.  Electrical power comes to the church, within easy access of the ranch. 

TERRAIN AND VEGATATION:  The San Ignacio Ranch’s mesas are nearly 5600’ in elevation with sandstone, rim-rock walls in some areas and gentle, tree- covered slopes coming down the mesas in other areas.  Huge sandstone boulders are found in many areas of the ranch along the mesa rims.  There are many shallow holes in these boulders called “Indian Wells” that are formed as water in the sandstone freezes and thaws.  Water pools up in these “Indian Wells” during the rainy season and provides a drink for birds and wildlife.

Native grasses on the ranch include blue grama, buffalograss, sideoats grama, little bluestem and scaton.  Oak brush and scrub oak trees, found throughout the mesas, are a wonderful food source and bedding area for deer.  Big beautiful pinion pine trees grow on the mesa tops and down in the canyons.  The lower part of the San Ignacio Ranch is laced with wide draws and narrow arroyos, and the colors of the exposed rock and soils blend together in gorgeous shades, from bright white to pink to orange.

Over the last few years on the ranch the owners have hunted, hiked and ridden ATV’s and thoroughly enjoyed the recreational aspects of the San Ignacio Ranch.  In the process they enhanced their enjoyment of the property by cutting many roads through the trees, from the bottom to the tops of the mesas.  In 2006 they had a boundary survey done and subsequently built a new 5-strand barbed wire fence on T-posts with stays, along the surveyed boundary around the entire ranch. 

LIVESTOCK:  The owners do not run livestock on the ranch, but a neighbor runs cows on the San Ignacio Ranch in conjunction with his larger ranch next door.  There is no permanent water on the ranch, but an old windmill and well, presently not in use, are situated in an excellent location in about the center of the ranch.  Summer rains usually put water into a couple of dirt tanks on the ranch, and the neighbor’s cattle will use the ranch when tank water is available.  The neighbor has been paying $1,800 per year for this limited use of the ranch.  The range appears to be in good condition.

WILDLIFE:  Mule deer live on the ranch and throughout the area, as do blue quail.  The ranch has too much tree cover for the pronghorn antelope that live in the open grassland not far from the San Ignacio Ranch.

MINERALS:  The owners are unsure of their mineral ownership, but would convey ½ of the minerals they own under the property to a buyer.

TAXES:  Guadalupe County real estate taxes for 2009 were $231.48.

PRICE:  $395,000
