THE PROPERTY:  The Solano Ranch is located in Harding County, 10 miles southeast of Roy, New Mexico.  The ranch fronts State Highway 39 on a portion of its westerly boundary and has county road access on the south and east sides.  The Solano Ranch is made up of the following lands:

TERRAIN & VEGETATION:  The Solano Ranch is a good production ranch characterized as open, short grass country with little or no brush.   Blue grama is the dominate grass species, but other principal forage grasses found on the ranch include western wheatgrass, buffalograss, vine mesquite, and sideoats grama. 

A Conservation Reserve Program contract is in place for 2 more years and pays $5,133 annually.  Additional income is generated from a USDA annual direct farm payment of approximately $2,000.

Average annual precipitation for the area of the Solano Ranch is about 15”, with most falling in the summer months.  The area generally enjoys approximately 160 frost-free days each year.  The average elevation on the ranch is around 5,500’.

WATER: Four windmills with large, steel-rimmed drinkers are scattered around the ranch and provide water to livestock.  These windmills appear to be in good repair and produce good tasting water.  This area of New Mexico lends itself to shallow water, and a new owner should be able to develop additional water wells relatively easily. 

CARRYING CAPACITY:  The Solano Ranch historically has been used for cow/calf production.  Most years, an owner can conservatively stock the ranch with about 75 to 80 cows plus bulls.  It would also work for 225 to 245 yearlings during the growing season most years with normal precipitation.

IMPROVMENTS:  There is an older set of wooden corrals located on the west side of the ranch, and the property is cross-fenced into several pastures and traps.  Fences are 4-and 5-strand barbed wire on cedar and steel T-posts and will vary in condition from poor to excellent or nearly new.

MINERALS:  The owners will convey their mineral interest appurtenant to the subject property without warranty.

WILDLIFE:  The Solano Ranch has huntable numbers of antelope most years; and a new owner should receive at least 2 to 3 land owner permits most years, depending on the survey conducted by the New Mexico Game & Fish Department. 

TAXES & FEES:  Harding County real estate taxes for the Solano Ranch are approximately $475.00 annually.
