El Valle Escondido Ranch

THE PROPERTY:   El Valle Escondido Ranch lies in a hidden valley, as its name implies in Spanish.  This beautiful cattle operation is situated in the deep canyon country in the northeast corner of Union County, New Mexico, approximately 30 miles north of Clayton on State Highway 406.  The present day El Valle Escondido Ranch is the result of the consolidation of three smaller ranches in the early to mid-1900’s.  The ranch contains several native rock homes and outbuildings from that era, and the present owners have done a masterful job of restoring these buildings to “better than original” condition.  The ranch is made up of the following lands:

“LAY OF THE LAND”:   Road Canyon, a deep and beautiful canyon rimmed with sandstone rock formations, runs through the heart of El Valle Escondido Ranch and opens up into the Dry Cimarron River valley as it leaves the ranch.  The creek bed that runs through Road Canyon has stands of cottonwood trees along its course, as do many of the feeder canyons that come into the larger Road Canyon.  Road Canyon and some of these feeder canyons contain live springs that provide water for livestock and game.  The canyon walls and rims are laced with stands of juniper and big piñon pine trees, as well as oak brush, which provides food and shelter for mule deer, elk, turkey and quail in the area.  The land above the canyon rims, which makes up roughly ½ of the ranch, is rolling, native grassland populated with excellent forage species such as blue grama, sideoats grama, buffalograss, and western wheatgrass. 

State Highway 406 runs from south to north along the east side of Road Canyon for approximately 5 miles through El Valle Escondido Ranch.  Turkey Canyon, another spectacular geologic feature on the ranch, lies east of the highway, and runs to the Oklahoma border, which is the east boundary of the property.  Turkey Canyon is rimmed by rock walls with thick stands of juniper and piñon pine.  Elevations on El Valle Escondido Ranch range from 4,500’ to just over 4,800’. The ranch is located in a 15”-average annual precipitation belt. 

CATTLE OPERATION:  In recent years El Valle Escondido Ranch has been home to 190 to 200 cow/calf pairs, plus bulls and several horses.  The ranch is presently managed by a local rancher who runs some of his own cattle on the property and looks after livestock owned by the ranch as well. 

In the last 10 years, the owners of El Valle Escondido Ranch have enlarged one set of existing corrals and have built two very nice sets of pipe corrals in strategic areas of the ranch.  One set of corrals is adjacent to a renovated camp (guest) house with a very nice set of horse pens, sheds and a large arena.  

Livestock and wildlife have abundant water on the ranch from 6 windmills with drinkers and overflow ponds, 4 submersible wells, several live springs and numerous dirt tanks that hold water most years during the summer and fall.  Water from a submersible well in the bottom of Road Canyon is piped to a large steel storage tank above from which it gravity feeds through a pipeline into 4 livestock drinkers scattered in 3 pastures above the canyon. 

El Valle Escondido Ranch has 9 pastures, some of which are divided by rimrock boundaries as shown on the ranch map.  Fences are mostly 5-strand barbed wire on cedar posts or T-posts.  Most of the ranch has cattle guards or swinging metal gates on roads going into pastures.

DWELLINGS AND IMPROVEMENTS:  The owners of El Valle Escondido Ranch have been very involved in the restoration of historic homes and buildings on the east coast, where they lived for many years. Upon purchasing their ranch in New Mexico, they put their knowledge and expertise to good use by restoring and updating several beautiful, older rock buildings on the property.  Much of their effort went into the restoration of the old headquarters of the 40 Bar Ranch, which is located in a secluded, yet accessible, area of Road Canyon.  

The main ranch house is a beautiful natural rock structure with one bedroom, a full bathroom which includes a shower, a large den/living room with a fireplace, dining room and kitchen. The owners restored the hardwood floors, re-plastered interior walls, repointed joints on the exterior stone block-walls, installed central heating and updated the electrical, sewer and water systems.  They rebuilt the solid, stone block wall around the headquarters compound, and completely restored a guest house/office, a half dugout cellar which they sealed from dust and now use for storage. They reconstructed a rock barn at the headquarters and installed metal roofs on all of the buildings. 

The owners renovated and updated a 1-bedroom guest house that they call The Camp, which is located near their horse facilities two miles north of the 40 Bar headquarters.  They partially renovated another small home that serves as a camphouse above Turkey Canyon on the east side of Highway 406.  There is electrical service to all of the homes, other than the Turkey Canyon camphouse, and phone service to the main house, guest house/office and The Camp. 

WILDLIFE:  Wildlife is abundant throughout El Valle Escondido Ranch, and sightings of mule deer, turkey, elk and bear are not uncommon.  Blue quail live throughout the ranch as well.   

MINERALS:  Owner will reserve minerals, if any owned, appurtenant to the property. 

TAXES AND FEES:   Union County real estate taxes for last year were $1,243.  The state grazing lease fee for last year was $6,792.18.

PRICE:  $2,600,000
